Property owners who wish to rent out their homes as a short-term rental need to obtain a permit from the City of Bend. Detailed information regarding this permit may be found in the Bend Development Code Chapter 3.6.500. For Fiscal Year 2018 (July 1, 2019 - June 30, 2021), the application fee for a Type I Short Term Rental permit is $693 and for a Type II Short Term Rental permit is $1,929.

Short Term Rental Establishment Process 

Permit Designations

  • Type II Applications include:
    • Whole house used as a short term rental (with no time frame restrictions) within the following zoning districts:
      • Residential
      • Mixed Use Riverfront  (outside of the Old Mill District boundaries)

  • Type I Applications include
    • Whole house used as a short term rental (with no time frame restrictions) within the following zoning districts:
      • Commercial
      • Mixed Use Riverfront (within the Old Mill District boundaries)
      • Mixed Employment zoning districts.

       

    • Owner-occupied short term rental of up to two rooms within the following zoning districts:
      • Residential
      • Commercial
      • Mixed-Use

       

    • Infrequent Short Term Rentals (available for rent fewer than 30 days in a calendar year and no more than 4 rental periods) in the following zoning districts:
      • Residential
      • Mixed Use Riverfront zone (outside of the Old Mill District boundaries)

       

  • Exemptions from land use approval
    • Properties within Mt Bachelor Village Resort and the Courtyards at Broken Top Units 1-8 & 21-32 are exempt from obtaining land use approval but will still need to obtain an operating license.

To "give up" or void an existing  permit,  file a notarized Voluntary Void of Land Use Approval
